Realtor Tells For Sale By Owners, Pay Me To Do Nothing

Many people feel that real estate agents don’t do anything but make a lot of money. There are also a lot of people who don’t like real estate agents. If you know me, you would know that I do agree with most people. I am not fond of real estate agents either.

Today while trying to schedule homes to show one of my buyer clients, I came across a listing advertised by a company who is not representing the home owner. In order to schedule the showing, you must call the owner. Mind you.. I’ve called this owner 4 x already and have not been able to get in touch with them. I even texted them. Still no reply.

So, I wanted to investigate this company who is advertising this home and came across their fee that they charge sellers to do nothing and here they are:

  • $100 – Showcase Listing
  • Includes maximum number of photos allowed by the MLS *(typically 25 photos).   Includes ability to advertise open houses on Realtor.com in addition to the MLS.
  • $75 – 1 Year Listing
  • This option allows you to advertise your home for 1 year on the MLS and Realtor.com instead of 6 months. The fee is $100 if purchased at the time of listing. You can always choose to extend the listing later, but the fee is $199. 
  • $50 – CMA
  • Comparative Market Analysis: We will run comps (comparable home sales) and send you the results.  You can utilize the comps to help you price your home accurately.
  • $15 – Additional Sign Panel     View Sign Panel
  • Show the public that you are not just a FSBO and that you are working with a professional real estate brokerage.  Show Buyer Agents you are willing to work with them if they bring a buyer.  This option includes the sign panel only.  We recommend purchasing a sign frame from Home Depot or Lowes for about $15. 
  • $65 – Combination Lockbox
  • Utilize a combination lockbox to allow agents to show your home when you are not home.  You can provide them with the combination when they call to schedule the appointment.  You set the combination and can change it at anytime.

Turns out… I’ve been doing things all wrong these past 16+ years.  I don’t have to work at all. I can charge a home owner up front fees and have “them” do all the work. This is beyond brilliant!  Sign me up!

I thought to myself, wow, I can do better than this company…  I can do even less work and possibly get paid more.

What if I don’t even go out to the home owner’s home. I’ll have them email me photos of their home and I’ll have them come pick up any materials I am going to charge them for. I mean, why should I have to drive to them, I can save gas. Why do I even ever have to meet them these people. Sell your home, don’t sell your home, what do I care? As long as I get paid, I am good.

So…  here is what I will charge:

  • $150 – Showcase Listing
  • Includes maximum number of photos allowed by the MLS *(typically 25 photos).   Includes ability to advertise open houses on Realtor.com in addition to the MLS.
  • $200 – 1 Year Listing
  • This option allows you to advertise your home for 1 year on the MLS and Realtor.com instead of 6 months. The fee is $100 if purchased at the time of listing. You can always choose to extend the listing later, but the fee is $399. 
  • $150 – CMA
  • Comparative Market Analysis: We will run comps (comparable home sales) and send you the results.  You can utilize the comps to help you price your home accurately.
  • $20 – Additional Sign Panel     View Sign Panel

  • $100 for the first 3 months: $50 for each additional month after – Combination Lockbox
  • Utilize a combination lockbox to allow agents to show your home when you are not home.  You can provide them with the combination when they call to schedule the appointment.  You set the combination and can change it at anytime.

I also want the home owner to sign something that states:

  • I will do nothing for you
  • You understand and agree that I will do nothing for you
  • I do not represent you in any way, shape or form
  • Don’t call me with questions
  • Don’t email me with questions
  • Don’t contact me at all
  • You don’t hold me responsible if your home sells or doesn’t sell
  • You understand that I don’t care about what happens with the sale of your home
  • You don’t hold me responsible for anything related with the listing/sale of your home
  • If I have a buyer for your home, you will pay me 3% to represent the buyer and negotiate the best price for the buyer, not you
  • You will return lockbox and signs to me within 3 days after your home has an executed agreement of sale. If you fail to return these materials in 3 days, incur a $25 per day fee until you return materials.
  • You agree that I can sue you if you do not return my signs and lockboxes
  • You agree to advertise my sign on your lawn that I sold your home when and if it sells

****On top of all that, don’t forget to refer all your friends to me so that I can also do nothing for them as well!

Does this sound ridiculous? If it does, it’s because it is.

Your home is one of the most valuable assets you own. Are you sure you want to hire a do it yourself company and then actually do it yourself….but then pay someone else?  Just imagine the price you will get for your home if this is the type of negotiating you do for yourself.
